Roy and Company will evaluate the property and determine an accurate rental rate, perform detailed documentation of the interior and exterior including photos and offer recommendations on repairs and cosmetic improvements that maximize monthly rent while providing good ROI.


We pride ourselves in our ability to gather data on rental rates and absorption in the area and work with owners to determine the optimal rental rate. Rent research will vary but will be included when looking at the recently rented comparables according to size and type.

One aspect of our property management services is tenant screening and selection. Roy and Company performs background checks to verify identity, income, credit history, rental history, etc in addition to grading tenants according to predefined tenant criteria. We also inform tenants who were turned down and handle logistical challenges that surround tenants moving in while also interviewing the previous landlord for all crucial information that is needed to understand the property.

We also draw up leasing agreements, confirm move-in dates with tenants, and review lease guidelines with tenants regarding things like rental payment terms and required property maintenance.

At Roy and Company, our focus remains on the things that are most important like ensuring your property is always being kept up to top market conditions. We perform a detailed move-in inspection with tenants and have tenants sign a report verifying the condition of the property prior to move-in in addition to collecting the first month’s rent and security deposit. Monthly financials are also provided and rental proceeds are wired to property owners by the 15th of each month without fail.

Your property will be fully advertised on our website and on various directories throughout the country. We have strategic partnerships up and down the East Coast, particularly New England, and along the West Coast as well. In addition to thoroughly screening applicants, we will fully prepare a property information sheet for your investment with all the necessary information such as square footage, when it was built, appliances in the home, and other amenities.

The rate that your property will lease for is dependent on several market factors, including the condition of the property, its location, and the rental rate for competing properties in the area. We can discuss this in detail, so we encourage you to contact us for more information about your leasing rate.

We perform the initial inspection and create a list of recommended repairs – if appropriate – while also conducting a six-month inspection and a move out inspection too. If anything is flagged as an issue, we perform quarterly inspections until it is corrected or the lease is terminated.

As frequently or infrequently as you like! Our team is dedicated to our customers and will update you as frequently as you want about your property.

We file eviction paperwork for you, typically before the 16th of every month. Each state has different time frames and requirements that need to be met for eviction, but typically once filed there is a hearing that is usually scheduled for the first week of the following month. If the judge grants us possession of the property, the tenants will have 10 days from the date of the hearing to pay their account in full or leave the property. If they have not paid or left by the 11th day, a Writ of Possession will be filed and the Sheriff’s department notified. They will then let us know the date and time of the lockout, which is typically scheduled about two weeks from the filing of the Writ of Possession. If the tenant does not leave within the 10-day window following the Writ of Possession, all items on the property are surrendered and disposed of.
